Screening FAQs

Turnaround time: As fast as 1 hour depending on previous landlord follow-ups and employment verification. The typical turnaround time on an application is 2 business days.

First Come, First Serve: Applications are reviewed on a First Come, First Serve basis. Meaning the first application we receive, we review it. If that application is incomplete or declined, we move to the next submitted application. Once an application is accepted and a lease signed, all applications submitted after the accepted application will have the option of being moved over to another one of our properties.

 Pet Policy: Case by case for acceptance per property. There is a $150 one-time Pet Fee charge per pet, and an additional $25 per pet/per month, pet rent. 3 pet maximum per property.

Real Property Management Services is committed to equal housing and we fully comply with the Federal Fair Housing Act (FFHA). We do not discriminate against persons because of race, color, religion, sex, handicap, familial status, national origin, or age. We also comply with all state and local fair housing laws. We offer applications to everyone who requests one. Each occupant over the age of eighteen (18) must complete an application and pay the application fee.

Approval is based on eight (8) factors:

Identification Verification

Each applicant is required to provide a copy of a legible government issued photo identification card. We may request additional identification documentation as needed to verify. This can include, but not limited to:

  • Valid Driver’s License
  • Valid Identification Card
  • Social Security Card
  • Passport

Credit Score

All credit scores 600 or below will be declined.

If you require a co-signer, all co-signers must have an income 5 times higher than the rent on the property that you are applying for and a credit score of 700 or higher.

Credit History

We will obtain a copy of your credit history from Experian.

We will take into consideration if the applicant has paid all bills on time and if the applicant has a history of debt “write-offs” or accounts that have gone into collection. Money owed to a previous landlord or utility company is cause for denial.

Employment Verification and History

We verify current employment.

Provide us with the last two (2) months of pay stubs and their contact information for verification.

If you are self-employed, retired, or not employed, we can accept such documents as signed tax returns from the previous two (2) years, bank statements, etc. that provide proof of the applicant’s ability to pay the rent.

If military, we need a current copy of your leave and earnings statement. If you are active-duty military, you must be on an assignment that, to best of your knowledge, will allow you to complete an initial twelve (12) month lease.

Income Verification

Your monthly income must be at least three (3) times the monthly rent and verifiable from an unbiased source: employer through pay stubs, tax returns, and/or bank statements.

  • Last two (2) months of pay stubs from your employer.
  • Self-employed income maybe verified through tax returns or from a CPA-prepared financial statement from the last two (2) years.
  • Transfers or re-locations must have correspondence showing an accepted job offer.
  • Any verification fees required by the employer must be paid by the applicant.

Resident Verification and History

We verify residential history for at least three (3) years whether you currently own, rent, lived on base or lived with someone else.

  • Rental history must be verified from unbiased sources.
  • Applicants are responsible for providing contact information (yes, we email/call to verify) of previous landlords with the dates of residency for the previous three to five (3-5) years.
  • We can accept military base housing as rental history.
  • Evictions older than 5 years, broken leases, late payments, or any issues with previous residencies will be considered on a case-by-case basis and an additional security deposit may be required.

Criminal History

We will perform a criminal history check on all applicants eighteen (18) years  or older.  Landlords decision to lease the property to you may be influenced by the information contained in your criminal history report.

Animal Criteria

We abide by The Fair Housing Act, allowing a reasonable accommodation involving an assistance animal in situations that meet the conditions outlined here: https://www.hud.gov/program_offices/fair_housing_equal_opp/assistance_animals

For pets, typically up to three animals are allowed per property. You’ll see in the listing if the rental permits animals.

We do not allow any possession of poisonous, dangerous, endangered species or otherwise unauthorized animal.

Real Property Management Services does not allow Restricted Breed dogs that are all or any portion of mixed with the following breeds:

Our Fees

Application Fee $45 per applicant Paid online with the application. Each applicant eighteen (18) years of age and older must complete an application and pay the application fee.
Refundable if not reviewed for completeness.
Security Deposit One Month’s Rent Due within 24 hours of application approval. Once the deposit is paid in full, we will close online listing and remove any signs in front of the home.
First Rent Payment First Month’s Rent Full first month’s rent is due before move-in to receive keys to the home.
Prorated Rent # of Days Rented / 30 days x Rent Amount If renting mid month, prorated rent is due on the Second Month
Lease Admin Fee $99 one time To process your lease, we charge a $99 lease admin fee paid at the time of move-in.
Lease Renewal Fee $95 Charged each time a lease is renewed.
Pet Fee $150/pet, one time. No pet rent for ESA or Service Animals. We screen every pet including gathering information on shots, photos, and more. No fee for qualified ESA or Service Animal.
Pet Rent $25/pet monthly.  No pet rent for ESA or Service Animals. Fee for your pet.
Late Fee 12% of Monthly rent. Charged on the 5th of the month at 5:00 pm Please don’t be late.
Resident Benefit Package $15/month Includes Credit Building, Tenant Portal, Advanced Maintenance Communication, Home Buying Assistance and Pinata Powered Rewards.
